Page Two

ators with a condition that the course remain perpetually open
to the public. There is no way for us to go back and "undo"
anything at this point.

What we can do is to explore alternatives to a high-density
condo or apartment type concept. We are very impressed by what
the Majestic Oaks golf course developer has done with townhouse
development. They have constructed single-family homes in
pairs, with well and septic systems for each unit. These units
are selling for $160,000 and up, and are very attractive. We
did some sketching (copy enclosed), and found that if we combine
the adjacent single family lot to the outlot, we could accomo-
date six pairs of townhomes, each served by it's own well and
septic system. We have an easement over about twenty acres of
adjoining fairway to accomodate back-up drainfield space should
any septic system fail.

We think that townhomes of this nature would allow comple-
tion of the residential development in a reasonable manner. The
units would be attractive and blend with the rest of the neigh-
borhood. The neighbors would be assured that single family
dwellings would be there, and not multiple-family.

We are submitting this plan formally to the City, and would
appreciate your support. If the City denies our request, we
would be left with no choice but to go with what has already
been approved. We would be happy to answer any questions you
may have, and suggest that if you are ever in the Majestic Oaks
area, you take a look at what they have done. Their townhomes
are just off Bunker Lake Road near the main entrance to the golf
course. Their units appear to be a.littte larger and pricier than
our market will bear, but we would be seeking to match the over-
all appearance and quality of the development.

If you have any questions, please give me a call at the
number above or at home, 753-4211.

WFD/bd
encl

I
I
I
I
!
I
!
I

I
I
!
I
!
I
I
I
I
I
!
