The site plan consists of three (3) sheets drawn by Graphic Design <br />Architects dated 5/11/93, revision date 5/26/93. The expansion of the Parabody facility is <br />proposed to consist of construction of a 69,888 square feet addition to the existing facility for <br />warehouse purposes. We offer the following comments: <br /> <br />~ The subject property is zoned Industrial and the proposed expansion is in <br />conformance with the permitted uses in that district. The adjacent parcels are also zoned <br />Industrial. <br /> <br />Lot Coverage: City Code limits lot coverage to 35% of the lot area. The subject property is <br />435,600 square feet in size; lot coverage would be limited to 152,460 square feet. The <br />existing structure and the proposed expansion total 129,920 square feet. <br /> <br />Setbacks: The proposed location of the structure exceeds the 35 foot rear yard and 20 foot <br />side yard setback. <br /> <br />Off Street Parking Spaces: City Code requires 1 parking space for each employee on the <br />maximum working shift. The site plan indicates the number of employees as 60. There are <br />59 off-street parking spaces existing on the site; the site plan proposes to add 29 spaces for <br />a total of 88, 2 of which are designated for handicap use. <br /> <br />Hardsurfacing: Ten new loading doors are proposed on the south side of the expansion. <br />In accordance with City Code, this area is proposed to be surfaced with bituminous and <br />finished with B-612 concrete curbing. One loading door is proposed on the west side of <br />the expansion. A bituminous access without curbing is proposed to provide access to this <br />loading area. It is Staffs recommendation that ff no additional expansions are proposed to <br />the west end of the facility, that the perimeter of this access to the west loading should also <br />be f'mished with curb. <br /> <br />o <br /> <br />Landscaping: No additional landscaping has been proposed for the expansion area. At a <br />minimum, City Code requires the establishment of mfr. From an environmental aspect, <br />planting conifer trees on the north property line, and possibly the west also, would be <br />advisable to reduce the wind speed and therefore reduce winter hearing costs by up to 20%. <br /> <br /> <br />
