The sketch plan consists of one sheet prepared by Cherrier Land Surveyors, Inc., dated <br />received by the City on June 7, 1993. We offer the following comments: <br /> <br />~ The proposed subdivision is a replat of Lot 4, Block 2, Chestnut Hill, into two <br />lots. The final plat will have to show the plat name, block and lot numbers. <br /> <br />2. ~ The property is zoned R-1 Urban Residential. <br /> <br />LOt $ize~ and Dime. n~ions; Both of the lots are adjacent to Ramsey Terrace Pond for <br />which there is a minimum lot size of 15,000 square feet above ordinary high water (OHW), <br />a minimum lot width of 75 feet at the water frontage, and a structure setback of 50 feet <br />from the ordinary high water. In addition, the 30 foot easement, for all intents and <br />purposes, provides for vehicular access to Parcel B much the same as a public roadway. <br />Therefore, the area devoted to this easement on Parcel A should not be credited towards the <br />minimum lot size requirement. Under these circumstances, Parcel A does not meet the <br />15,000 square foot in area requirement and the con'anon boundary line between Parcels A <br />and B will have to be shifted accordingly. Additional information should be provided to <br />verify that a structure on what is shown as Outlot A can meet the setback requirement from <br />OHW. <br /> <br />Streets. The new lot created CParcel A) will be required to access onto Potassium Street <br />N.W. <br /> <br />Utilities; There is no lateral sewer and water service to the new lot created. It is assumed <br />that the developer will provide for these improvements as a private development project. <br /> <br />D. raiaag.~ Staff is recommending that in addition to the easements shown, a five foot <br />wide drainage and utility easement be provided on both sides of the common property line <br />between parcels A and B. <br /> <br />Park D?¢ication; The plat has been reviewed by the Parks and Utilities Coordinator and <br />in accordance with City Code, park dechcation will consist of a cash payment in the amount <br />of $620.00 for the new lot created. <br /> <br /> <br />
