We offer the <br />following comments: <br /> <br />1. Zoning: The subject property is zoned R-1 Urban Residential and is permissible for <br /> development with single family residential lots. <br /> <br />o <br /> <br />General: The site area is approximately 35.1 acres in size. The sketch plan reviewed earlier <br />this year originally proposed to develop the site with 58 single family homes. A major element <br />of concern at the time of sketch plan review was the alignment of Sunwood Drive as a collector <br />sneer. Proceeding to preliminary plat approval was contingent upon resolution of Sunwood <br />Drive. The preliminary plat submitted for approval has been scaled back to elimqnate the need <br />to resolve Sunwood Drive, proposes to plat I2 single f, mily lots, and reserves the remaining <br />property as Outlot A for future development. <br /> <br />.~rilJties: Development of the properD~' will require the extension of streets, sewer and water. <br />The developer is proposing to accomplish these improvements as a private project without <br />financial participation on the part of the City. <br /> <br />Lot Sizes .~¢ Dimensions: All of the lots are adjacent to Wetland 114--P (R~rnsey Terrace <br />Pond) and Lots 6 through 12 are subject to the shoreland zoning requirements for which the <br />minimum lot size is 15,000 square feet, above ordinary high water and the minirnnrn lot width <br />at the water frontage is 75 feel The structures on these lots will also have to be able to meet a <br />50 foot setback from the ordinary high water mark. By the information prov/ded on the <br />prelim/nary plat, it appears that all area and dimension requirements have been met. <br /> <br />Access to Lots: The Developer proposes providing :access to the above lots with an extension <br />of approximately 650 feet of IQ'ypton Street terminating .in a cul-de-sac. This length added to <br />the existing 750 feet of t-2rszpton Street N.W. in Wood Pond Hilis subdivision would ~eate a <br />cut-de-sac having a total length of 1400 feet from its intersection with Sunwood Drive N.W. <br />This, of course, exce~s the Ctty's recommended standard for having cul-de-sacs no greater <br />than 600 feet in length. <br /> <br /> <br />
