SECTIO!\ 9.20.12 <br />(B-2 BVSINESS DISTRICT) <br />By: Zoning Administrator Sylvia Frolik <br /> <br />Background: <br /> <br />As you know, we have amended the B-3 Business District regulations to reduce the frequency by <br />which conditional use permits would be required. We did this by changing to permitted uses those <br />uses which were previously listed as conditional uses. We then took the criteria for those <br />condioonal uses and made them performance standards for the pennined uses. For the purposes of <br />consistency. rhe Planning Commission directed me to proceed to reformat and propose <br />amenarnenrs to all of the other busmess disrricts accordingly. <br /> <br />Observations: <br /> <br />Sraff has drafred an ordinance amendment to reformar the B-2 Business Dismcr in accordance with <br />changes made [Q rhe B-3 DismcL The ordinance was subjected to a public hearing by the Planning <br />and Zoning Commission on January 5, 1993 and they also authorized that language be eliminated <br />thar resrricted all convenience or deli foods to be or the take-our type only. In addition, the square <br />foorage of the business use allowed for convenience or deli food service was increased from 15~ <br />to 20C}c to allow for on-site consumption of foods on a limited basis. <br /> <br />As wirh the B-3 District. all properties deficient of the reauired sire improvements (pavement and <br />curbing) will have unti! January '1. 1997 to get into compliance.' , <br /> <br />, <br /> <br />The proposed ordinance is enclosed ror your review. and for your comparison purposes. I have <br />enclosed a copy of the existing B-2 regulations.
