13) <br /> <br />14) <br /> <br />16) <br /> <br />17) <br /> <br />The City Staff has taken the position that the B-1 Business Diswict should not be eliminated <br />from the plat of Rivenwick as it serves as a buffer between the residential use and the <br />intense commercial activity allowed under the B-3 Business District regulations. <br /> <br />That the proposed amendment to the zoning district boundaries within Rivenwick is in <br />accordance with the City's Comprehensive Plan. <br /> <br />That the proposed rezoning will not substantially impair the use or market value of any <br />surrounding property. <br /> <br />That the proposed elimination of the B-1 Business District from the area of the plat may <br />impair the use or market value of adjacent residential properties. <br /> <br />That the proposed rezoning will not change the essential character of the area. <br /> <br />The motion for the adoption of the foregoing resolution was duly seconded by Councilmember <br /> and upon vote being taken thereon, the following voted in favor thereof: <br /> <br />and the following voted against the same: <br /> <br />and the following abstained: <br /> <br />and the following were absent: <br /> <br />whereupon said resolution was declared duly passed and adopted by the Rarnsey City Council this <br />the~ day of ,1993. <br /> <br />ATI'EST: <br /> <br />Mayor <br /> <br />City Adminiswator <br /> <br /> <br />
