We find the plat acceptable for further <br />development w/th consideration of the following comments: <br /> <br />Access management in this area of TH 47 is X;ital. Due to program priorities and <br />funding constraints, there are no plunk for major reconstruction in this area. <br />However, this local action has the potential for generating a si~tmificant :amount of <br />traffic onto TH 47. Therefore, it is recommended that alt access for commercial <br />properties and the multiple resident property be from the proposed north-south street <br />shown on the plat. <br /> <br />If an entrance is permitted on to TH 47, it will need to include right turn lanes, 6:1 <br />sideslopes and possibly bypass lanes. Also, the channelization for the intersection of <br />Co. Rd. 5 will interfere with the operation of any entrance that may be permitted in <br />this area. <br /> <br />The current drainage patterns and rate of runoff should be maintained. Also, the plat <br />should be reviewed by the Lower Rum River Watershed, DNR and Corp. of <br />Engineers. <br /> <br />Residential development is a very sensitive land use. Present noiSe levels exceed state <br />standards. The city and developer should be aware that Mn/DOT will not provide <br />any type of noise abatement for new development adjacent to the existing highway. <br />We suggest every effort be made in design of the proposed development to rni~irni:,.e <br />any impact t_his might have on it. <br /> <br />An Equal Opportunity Employer <br /> <br /> <br />
