9.21.23 B-3 Highway Business District <br /> <br /> Subdivision 1. Intent: The purpose of the B-3, Highway Business <br />District is to provide for and limit the establishment of motor vehicle oriented or dependent <br />and convenience type, high intensity commercial and service activities characteristically <br />located along major trafhc careers. <br /> <br /> Subd. 2. Permitted Uses: (Subject to Standards established in Subd. <br />4 and Performance Standards established in Section 9. I0) <br /> <br /> a. Restaurants, cafes, on and off-sale liquor. <br /> <br /> Private clubs or lodges serving food and beverages. <br /> <br /> c. Commercial recreational uses. <br /> <br /> d. Government',d and public utility buildings and smactures. <br /> <br /> e. Motels, motor hotels and hotels provided that the lot area contains not <br /> less than 500 square feet of lot area per unit. <br /> <br /> f. Motor vehicle, implement, and recreation equipment sales and service. <br /> g. Adult uses-principal and adult uses-accessory, <br /> h. Enclosed retail sales and rental activity. <br /> i. Offices, banks, personal and professional services. <br /> j. Drive-in and convenience,fast food establishments. <br /> k. Commercial car washes (drive through and mechanical). <br /> <br /> I. Gas station, truck stol., and motor vehicle repair. <br /> <br /> m, Convenience grocer), and/or food operations with convenience gas (no <br /> ' ~ vehicle service or repair). <br /> <br /> n. Day care services. <br /> <br /> o. Commercial planned unit as regulated by this chapter. <br /> <br /> p. Other uses may be permitted upon obtaining a conditional use permit. <br /> <br /> Subd. 3. Accessory Uses: (Subject to Standards established in <br /> Subd. 4 and Performance Standards established in Section 9.10). <br /> <br /> a. Commercial or business buildings and structures for a use accessory <br /> to the principal use but such use shall not exceed 30% of the gross <br /> floor space of the principal use unless otherwise approved by the City <br /> Council. <br /> <br /> b. Open and outdoor service, sales, display or rental. <br /> <br /> c. Off-street parking including semi-trailer trucks, as regulated and <br /> required by this Chapter. ', <br /> <br /> d. Off-street loading as regulated and required by this Chapter. <br /> <br /> e. Signing as regulated by the City Code. <br /> <br /> <br />
