The Plannin=* Commission reviewed the sketch plan at theft' December 4, 2003 <br />meeting. <br /> <br />The following items are enclosed for your information: <br /> <br />a) Site location map <br /> <br />b) Preliminary plat <br />c) Tree Preservation Plan <br />d) Grading Plan <br />e) Plapm/ng Cormmission minutes dated December 4, 2003 <br />f) Cip' St~freview lener dated March 26, 2004 <br /> <br />Notification: <br /> <br />State Statute requires .notification of preliminary, plat pubLqc hearing to owners of property, located <br />w/thin 350"" <br /> zest of the subject property. Staff attempted to notify, property, owners within 700 feet <br />of the su~ect property. <br /> <br />0 bservarions: <br /> <br />Oakwood Land Development is proposing to create 26 urban single-family lots on six existing <br />parcels (Lot 1, Block 2 of High Point 2nd Addition along with five metes-and-bounds lots to the <br />south). Ther~ are a mtaJ of 6 existing homes on the subject property..; 4 will remain after <br />development. As proposed, the plat Mil require a Comprehensive Plan. Amendment to change <br />the subject prope,wy's land use desi_mnarion from Rural Developing to Low'Density Residential: <br /> <br />gA1 the'proposed lots meet urban singie-fam/!y standards for lot width, size, and frontage on a <br />public road. There are substantial wetlands on rj~e proposed ptat that will .need to be encumbered <br />with drainage amd atili~ easements on the final plat. The proposed plat is subject to density <br />transition requirements located in Ciry Code, as well as the Tree Preservation ordinance. <br /> <br />The proposed plaf will gain access from t53rd Lane NW and Sunzqsh Lake Blvd, The Sunfish <br />Lake Blvd. access will line up with the new access being created for the Alpine Acres <br />development on the e~t side of Sunfish Lake Blvd. The proposal' also provides for a future <br />connection to the remainder of High Point 2nd Addition to the north. Staff is requesting that the <br />applicant explore the possibility of providing a stub street to serve the 10ts in the southeastern <br />pon/on of fine plat, should they develop in the future.
