A wetland delineation report has <br />been submitted; staff will be prepared to corrmment on this report at the Planning Commission <br />meeting. This report will also need to be submitted to the Lower Rum Privet Water Management <br />Organization for verification. .. <br /> <br />Drainage: A drainage and ~ading plan has been prepared by iv[ark Kzetchmer PE of Passe <br />Engineering. This plan proposes to construct rxvo ponds located on the north and south ends of <br />the development. Ali street surYaces, except for the southerly 200 feet of Vanadium Street (the <br />nort~south s:reet), and the ~rure residential stracrures on the e~t side of Vanadium. Su-eet wilt <br />drain to these ponds prior to overflowin6 in~o DixFR protected wetland 7_34.W. A review of this <br />fading and drainage pl~. has been made and the £oll. owing commen~ are <br /> 1. Calculations have been submitted showin,o the 10-year and 100-year event for sediment <br /> ponds A and B. HOwever no inz%rmarion is presented for wetland 7.34 which is ~iparian to <br /> ten of the subdivision lots. The 100-year flood elevation needs to be established ~or this <br /> wetland and the lowest floor strUcture elevations must be a minimum of one foot above <br /> :his elevation. Stafif is also recommendin~ that the house pads be located at least 2 <br /> vertical feet above the edge of' the delineated wetland. <br /> 2. Four existing residences are proposed to remain within, the new subdivision. Existing <br /> Iow floor and at ~mde elevations should be added for these sumcmres to the ~ading plan. <br /> 3. Proposed fi.on: comer elevations should be added to allow veMflcation of adequate <br /> overland draina_~e from individual lots. In particular, Lots 6 & 7 of Block 4 should be <br /> evaluated to insure that a minimum ~ade of one percent exists over all turz%d areas. <br /> 4. A table speci ,lying house type, garage elevation, mir~mum floor and at-~ade <br /> 100-year flood elevations and front and 'backvard slopes must be added to the <br /> plan. <br /> $. A permit must be obtained fi.om the Lower Rum t~Sver Water Maintenance Orgariization <br /> - to insure the adequacy of the storm wa:er system and erosion control measures. <br /> <br />Streets: The szree~ system for ~is development has been detailed on a three-sheet set of plans. <br />.Staff" o~'z%rs ~he following comments: <br /> i. Stree~ names must be added to the preliminary and Final pint documents. Sta~" suggests <br /> the following names to be consistent with the ,~moka Count7 g-ri.'d syitem: Vanadium <br /> Street Nx,V; Uranium Street NW; 154~ Circle or Court NW; and 155~h Lane NW. <br /> 2. Sidewalks are required on one side of every :.brough street. No sidewalks have been <br /> proposed on the plan submi~ed. <br /> 3.
