The revision consists of Sheets 1 and 2 of 2 drawn <br />by Bill Fournier, Uheig Engineers, Inc., dated April 26, 1990, with a revision date <br />o~' March 26, 1993. We offer the following comments: <br /> <br />General: The acquisition of approximately 1.7 acres of additional land at <br />the northeasl comer of the Chestnut Hill plal has resulmd in a plat revision <br />consisting of redesigning the 4 lots in that corner of the plat to 6 lots on a <br />cul-de-sac. The revision also includes extending the next north/south street <br />to the west from Cedar Hi]) through Chestnut Hill to the north property <br />boundary of thc plat. We would note there are some inaccuracies in the <br />information provided on the revised preliminary plat. These are presumably <br />due to the revisions. These inaccuracies shoud be corrected. <br /> <br />Number of' Lots: The total number of lots in the plat of Chestnut Hill <br />would increase from 100 to 702 with the proposed revision, <br /> <br />Lot Sizes: Lots 3 and 4 on the cul-de-sac abut Rams%, Terrace Pond, a <br />General Development Lake. These lots meet the 15,000 square foot <br />minimum lot size requirement for this shoreland dismct. Also in accordance <br />with shomland regulations, Lots 3 and 4 are at least 75 feet wide at the <br />water frontage line. A cop>, of the revised preliminary plat will be sent to <br />DNR for review as a consequence of the shoreland issue. Ail other lots <br />affected by the revision meet the minimu'm me and dimension requirements <br />for the R-I Urban Resident'ia} District.. ",,..'. <br /> <br />Streets. The revision to the street layout resulting from the proposed <br />revised preliminary plat consists of the incorporation of a cul-de-sac in the <br />northeast corner of the plat that does not exceed, the maximum length for <br />dead-end sn-eets. The north/south street extending into the plat from Cedar <br />Hills has been revised to continue through the plat as a through street versus <br /> <br /> <br />
