CASE # 3 <br /> <br />REQUEST FOR FINAL PLAT APPROVAL OF SUNNY PONDS 2ND ADDITION; <br />CASE OF JACK MENKVELD, NORTH SUBURBAN DEVELOPMENT, INC. <br /> By: Zoning Administrator Sylvia Frolik and City Engineer Steve Jankowski <br /> <br />Background: <br /> <br />Jack Menkveld is requesting final plat approval of Sunny Ponds 2nd Addition. This second phase of <br />Sunny Ponds consists of 11 lots. According to the phasing plan on record, the second phase was to have <br />consisted of 38 lots. Apparently, the phasing plan has been amended to 3 or more phases; City Staff has <br />requested a copy of the amended phasing plan. <br /> <br />The following items are enclosed for your information: <br /> <br />a) <br />b) <br />c) <br />d) <br />e) <br /> <br />Site location map <br />Proposed final plat - Sunny Ponds 2nd Addition <br />City Staff review letter dated April 7, 1993 <br />Proposed resolution granting final plat approval <br />Proposed development agreement <br /> <br />Observations: <br /> <br />All of the lots meet the minimum dimension and area requirements. In addition, the lots adjacent to the <br />wetland contain the minimum area over Ordinary High Water. Prior to releasing the plat for recording, <br />engineering plans for street and utility improvements shall be submitted to the City Engineer for review <br />and approval. These plans shall be in general conformance with the approved Preliminary Plat and <br />Grading and Drainage Plan for Sunny Ponds. <br /> <br />None of the lots in the plat will be allowed direct access onto the MSA road, Sunfish Lake Drive. <br /> <br />The public improvements to be installed will be privately financed by the developer. <br /> <br />Park dedication will consist of a cash payment with a 38% credit given for land dedicated in the first phase <br />of Sunny Ponds. <br /> <br />Recommendation: <br /> <br />City Staff recommends final plat approval of Sunny Ponds 2nd Addition. <br /> <br />Council Action: <br /> <br />Motion to: <br />Adopt Resolution #93-04- . granting final plat approval to Sunny Ponds 2nd Addition contingent <br />upon compliance with City Staff review letter dated April 7, 1993. <br /> <br />Review Checklist: <br /> <br />City Engineer <br />City Administrator <br />Zoning Administrator <br /> <br />CC: 4/13/93 <br /> <br /> <br />
