CASE # I <br /> <br />REQUEST TO REZONE CERTAIN PROPERTY IN THE PROPOSED PLAT OF <br />AMBER RIDGE FROM B.2 BUSINESS AND R-3 URBAN RESIDENTIAL <br /> TO R-1 URBAN RESIDENTIAL; <br />CASE ()F ALBIN PETERS()N AND CREEKVlEW CROSSING PARTNERSHIP <br />By: Zoning Administrator Sylvia Frolik <br /> <br />Background: <br /> <br />Gar), Gorham and Tony Emmerich have platted Amber Ridge into 122 single fi~mily residential <br />lots. The property is currently zoned a combination of B-2 Business, R-3 Urban Residential and R- <br />1 Urban Residential. As a follow up to the plat appproval, it will be necessary to rezone the <br />property to entirely R- 1 Urban Residential. Albin Peterson is currently the fee title owner of the <br />property and he has signed the application for rezoning. <br /> <br />Observations: <br /> <br />The Planning and Zoning Commission conducted a public hearing on March 2, 1993. The <br />residents present at the public hearing were in favor of the rezoning as it eliminates the possibility <br />of multi-family or businesses uses developing adjacent to their neighborhoods. <br /> <br />The following items are enclosed for your information: <br /> <br />a) <br />b) <br />c) <br />d) <br />e) <br /> <br />Site location map <br />Proposed plat <br />Current zoning configuration <br />Proposed findings of fact <br />Proposed ordinance <br /> <br />'Recommendation: <br /> <br />The Planning and Zoning Commission has recommended approval of the rezoning with the <br />exception of Outlot B. In the opinion of the Planning Commission, the parcel south of Outlot B is <br />also zoned multi-family and these parcels should retain their zoning as future development plans <br />for these properties are not known at this time. <br /> <br />Council Action: <br /> <br />Motion to: <br />Adopt Resolution #93-04- adopting Findings of Fact # relating to a request from <br />Albin Peterson to rezone certain property from B-2 Business and R-3 Urban Residential to <br />R-1 Urban Residential. <br /> <br />-and- <br /> <br />Motion to: <br />Introduce Ordinance #93-04- rezoning the entirety of Amber Ridge, with the exception <br />of Outlot B, to R-1 Urban Residential. <br /> <br />Review Checklist: Zoning Administrator <br /> <br />CC: 4/27/93 <br /> <br />5'5 <br /> <br /> <br />
