Co * In the event the primary accessory slxucture located on the same parcel of land does not exceed 864 sq. ft., the secondary accessory structure may also include the difference between the square footage of the primary accessory structure and 864 sq. ft. Accessory Building Performance Standard: On parcels of land less than 100,001 sq. ft. in size, the accessory buildings shall be built with the same type construction materials and shall have the same design and exterior facing finish as that of the principal structure located on the same parcel. This is to include design features such of soffit and facia and cave overhang. On parcels of land 100,001 sq. ft. in size and greater, all detached accessory buildings shall have a design and exterior facing f-mish which is compatible (similar in appearance and color) with that of the principal structure as determined by the building official. Any accessory buildings of this type that are constructed within 75 feet of any property lines shall include design features such as soffit, facia, cave overhang. Galvanized finishes shall not be permitted. The initial accessory building constructed on a parcel that is serviced by sanitary sewer and municipal water shall be attached to the principal structure.
