14. <br /> <br />improvements on an5' lot(s) ~nd specially assess its cost therefore against the lot(s). The <br />DEVELOPER hereby waives all right to a public hearing and other statutory rights or <br />City Charter fights granted a property owner relating to special assessments, including the <br />right to appeal the special assessment for installation of the improvements described in this <br />paragraph, in addition, the DEVELOPER grants the right to the CITY to enter on each <br />lot of the Plat in order to install the improvements described in this paragraph, in the event <br />it is necessary for the CITY to install these improvements and speci',dly assess the same. <br /> <br /> III, <br /> <br /> PERMITS, OCCUPANCY AND PROPERTY VALUES: <br /> <br />Requirements for Building Permits. No occupancy permit for any lot in the Plat <br />shall be issued until (a) vehicular access to the lot is provided including the installation of <br />Class V material on ail streets in the Plat; (b) site plan approval is granted by the CITY and <br />any additional expense incurred in giving site plan approval has been reimbursed to the <br />CITY; (c) a Certificate of Survey, including that information required by the CITY, has <br />been supplied to the City Building Official; and (d) ail the f'mancial guarantees required by <br />the CITY have been satisfied. <br /> <br />Reouirements for Plumbing, As a part of the plumbing requirements, backflow <br />preventers shall be installed in each sewer line. <br /> <br />IV. <br /> <br />PARK DEDICATION: <br /> <br />16.Cash Contribution. Park dedication shall be in accordance with City Code <br /> requirements for resubdivisions, which is a cash contribution for each new lot created. <br /> There are three (3) new lots created by the resubidivision of Lots ] through 4, Block 1, <br /> Ramsey Commons and Lots 1 through 3, Block 1 and Lot i, Block 2, Sunny Ponds, into <br /> R~rnsey Commons 2nd Addition. Therefore, the park dedication requirements shall be <br /> satisfied by a cash contribution in the amount of One Thousand Eight Hundred Sixty <br /> Dollars and no/cents ($1,860.00) (3 new lots created x $620.00 per unit). Additionally, <br /> the DEVELOPER shall be responsible for dedicating a 35 foot wide park corridor <br /> between Lot 1, Block 1 and Lot 5, Block 2. The DEVELOPER shall be responsible for <br /> consumcting an eight (8') foot wide bituminous path the length of this park to provide <br /> pedestrian access from 148th Lane N.W. to C.S.A.H. #5. This trail segment is considered <br /> a connecting link and as such is not eligible for credit towards park dedication requirements <br /> due on the Plat. <br /> <br /> <br />
