CASE # / <br /> REQUEST FOR FINAL PLAT APPROVAL OF CEDAR HILLS 2ND ADDITION; <br /> CASE OF TRUSEK, INC. <br /> By: Sylvia Frolik, Zoning Administrator <br />Background: <br /> <br />The developer of Cedar Hills is requesting final plat approval of the 2nd Addition, which is in <br />conformance with the approved preliminary plat and phasing plan from 1990. This second phase <br />of Cedar Hills consists of an additional 33 lots. The following items are enclosed for your <br />information: <br /> <br />a) <br />b) <br />c) <br />c) <br />d) <br />e) <br /> <br />Site location map <br />Proposed final plat <br />City Staff review letter dated May 17, 1993 <br />Sketch plan for Sunfish Square <br />Proposed Resolution <br />Proposed development agreement <br /> <br />Observations: <br /> <br />All of the lots meet the minimnm width and area requirements. The improvements are proposed to <br />be installed as a private development project. In accordance with the approved preliminary plat, all <br />lots will have access onto Tungsten Way N.W. However, the City has received an application for <br />Sunfish Square, a subdivision of single family, multi-family and business lots on the 40 acre <br />parcel adjacent to the southwesterly 500 feet of Cedar Hills (Sauter property at the intersection of <br />Cty. Road #116 and Sunfish Lake Blvd.). In lieu of these development plans for that property, it <br />is Staff's recommendation that the southerly portion of Tungsten Way be redesigned with a <br />through street extension to the west into the Sauter property. The benefits of this through s~'eet are <br />as follows: <br /> <br />b) <br />c) <br /> <br />d) <br />e) <br /> <br />Cedar Hills and Chestnut Pond would both benefit by more direct access to Sunfish <br />Lake Blvd. N.W. <br />Cedar Hill.q 2nd Addition would gain another lot. <br />The residents development to the west would gain more direct access to Emerald <br />Pond Park. <br />The through street would reduce traffic on area residential streets. <br />The through street configuration provides more opportunity for looping a stronger <br />watermain system~ <br /> <br />Recommendation: <br /> <br />City Staff recommends f'mal plat approval contingent upon reconfiguring the street design with a <br />through street to Sunfish Square. <br /> <br />Council Action: <br /> <br />Motion to: <br />Adopt Resolution g93-06- granting final plat approval to Cedar Hills with a westerly <br />through street into Sunfish Square. <br /> <br />Review Checklist: <br /> <br />cc: <br /> <br />City Administrator <br />City Engineer <br /> <br />/ <br /> <br /> <br />
