ALPINE ACRES 2"d Addition <br /> DEVELOPMENT AGREEMENT <br />CITY OF RAMSEY, ANOKA COUNTY, MINNESOTA <br /> <br /> THIS AGREEMENT, made and entered into by and between the CITY OF RAMSEY, <br />a municipal corporation under the laws of the State of Minnesota (the "CITY"), and OAK <br />CREEK BUILDERS INC., a Minnesota corporation, whose address is P.O. Box 238, Champlin <br />MN, 55316 ("DEVELOPER"). <br /> <br />WITNESSETH: <br /> <br /> WHEREAS, the DEVELOPER is the fee owner of the following described property <br />situated in the CITY OF RAMSEY, County of Anoka, State of Minnesota, and legally described <br />as follows: <br /> <br />Outlot C, Alpine Acres, Anoka County, Minnesota and that part of Outlot D, said Alpine <br />Acres lying southeasterly of the following described line: <br /> <br />Commencing at the intersection of Radium Street N.W. and Sodium Street N.W. on the <br />westerly line of said Outlot D; thence northwesterly along a non-tangential curve concave <br />to the west on the westerly line of said Outlot D a distance of 323.64 feet, said curve having <br />a radius of 330.00 feet, a central angle of 56 degrees 11 minutes 28 seconds and a chord <br />with bears North 21 degrees 02 minutes 41 seconds West to the point of beginning of the <br />line to be described; thence North 43 degrees 27 minutes 19 seconds East a distance of <br />25.98 feet; thence North 61 degrees 59 minutes 44 seconds East a distance of 215.20 feet, <br />more or less, to the westerly line of County State Aid Highway No. 5 and said line there <br />terminating. <br /> <br />or upon recording - <br /> <br />Lots 1 - 16 Block 1, Lots 1-32 Block 2, Outlot C and Outlot D, Anoka County Minnesota <br /> <br /> (the "Subject Property"); and <br /> <br /> WHEREAS, on April 13, 2004, pursuant to Resolution No. 04-04-___, the CITY <br />approved the final plat of the Subject Property which plat is known as ALPINE ACRES 2na <br /> Alpine Acres Subdivision <br /> Development Agreement <br /> Page 1 of 12 <br /> <br /> <br />
