Case <br /> <br /> ADOPT ORDINANCE TO AMEND ARCHITECTURAL STANDARDS <br /> FOR R-2 AND R-3 RESIDENTIAL DISTRICTS <br /> By: Amy Geisler, Associate Planner <br /> <br />Background: <br /> <br />At their March 23, 2004 meeting, the City Council introduced amendments to the architectural <br />standards in the R-2 and R-3 Residential Districts. Both ordinances are now ready for adoption. <br /> <br />The following items are enclosed for your information: <br /> <br />a) Draft City Council minutes dated March 23, 2004 <br />b) Proposed ordinances <br /> <br />Notification: <br /> <br />The Planning Commission held a public hearing on the proposed standards at their February 5, 2004 <br />meeting. <br /> <br />Observations: <br /> <br />At the March 23 meeting, a question was raised about the provision for decorative sidewalks in the <br />draft ordinance. Under the new code, developers could propose to include decorative sidewalks in a <br />project in lieu of the 35% masonry requirement. The City Council makes the final decision on <br />whether or not to waive this requirement. It is staff's opinion that should such a proposal come <br />forward, staff will have an opportunity to research the specific sidewalk materials being proposed <br />and make a recommendation to Council at that time. It should also be noted that sidewalk material is <br />being discussed as a part of the Town Center project. <br /> <br />In accordance with the City Charter, the ordinances are now eligible for adoption. <br /> <br />Recommendation: <br /> <br />The Planning Commission and staff recommend adoption of both proposed ordinances. <br /> <br /> <br />
