Mr. Jankowski replied that the majority are 80-ft. lots and that in River's Bend, the minimum was <br />80 feet. <br /> <br />Ms. Malinoski expressed concern about drainage of the adjacent property above the cul-de-sac. <br /> <br />Ross Abel, representing Hakanson Anderson Associates, explained there will be a drainage berm <br />and there should be no water that crosses from this development into that area. <br /> <br />Para Sevre, 14764 Xkimo Street N.W. - inquired about a bike path. <br /> <br />Mr. Jankowski explained the park trail plan for this area~ <br /> <br />Ms. Sevre expressed concern about drainage. <br /> <br />Mr. Jankowski stated the drainage is directed to the street to a system designed to handle it but that <br />there are still some drainage concerns to be resolved. <br /> <br />Randy Birkner, 15011 Xkimo Street N.W. - stated the south end of his tot faces Lot 4 of Amber <br />Ridge, and he was concerned about assessments. He inquired about curb and gutter for 150th <br />Street N.W. and also if there were plans to extend Xkimo Street N.W. straight through. <br /> <br />Mr. Jankowski stated there were plans to extend Xkimo Street N.W. from 149th Street N.W. to <br />150 Street N.W., but that there were no plans to extend the 150th stub. <br /> <br />Mr. Birkner inquired about the possibility of curb and gutter or sewer and water coming into <br />Sandy Acres any sooner because of this development. It was his understanding that these were 8- <br />10 years away yet, and he wanted to know if that information was still accurate. <br /> <br />Mr. Jankowski advised that citizens would have to petition for a project such as sewer and water <br />before it would even be considered, and he explained that process. Mr. Jankowski stated the City <br />expects the developer to put in curb and gutter improvements up to the lots. <br /> <br />Mr. Birkner also inquired about whether the transition of housing the developer referred to would <br />be monetary or aesthetic or a combination of both, and Mr. Emmerich suggested he take a look at <br />another one of their developments, Hills of Bunker Lake in Andover, as an example. <br /> <br />Bob Georges, 5164 - 147th Lane N.W. - stated that while he would like to see th.is project with <br />single family zoning, he was concerned about alleviating the traffic problem on Waco Su:eet N.W. <br />He questioned the benefit of connecting 147th Lane N.W. in River's Bend to 147th Lane N.W. in <br />Amber Ridge to have access to T.H.#47. He stated 149th Avenue N.W.was wide enough and <br />designed to handle umffic but that 147th Lane N.W. was not. <br /> <br />Bruce Erickson, 14603 Waeo Sweet N.W. - was concerned about traffic. He stated it is difficult <br />getting onto T.H. #47 from 142nd Avenue N.W. and 149th Avenue N.W., and with the addition <br />of 131 homes, another access will be needM. He also add-~i that traffic speeds down Waco Street <br />N.W. in excess of 65 m.p.h, at times, and the traffic problems need to be addressed. He stated <br />single family zoning would be conducive to tess traffic. <br /> <br />Debbie Kirk-patrick, 14622 Waco Street N.W. - was concerned about the proposal for the cul-de- <br />sac in the area of 145th, and she questioned the placement of a berm. <br /> <br />Mr. Emmerich stated thc proposal was for a landscape berm running along T.H. #47. <br /> <br />Public Hearing/Planning & Zoning Commission/March 2, 1993 <br /> Page 4 of 5 <br /> <br /> <br />
