REQUEST <br /> <br />CASE <br /> <br />FOR FINAL PLAT APPROVAL OF RIVER'S BEND 3RD ADDITION; <br /> CASE OF ELIZABETH RAUDIO AND RICK FOSTER <br /> By: Zoning Administrator Sylvia Frolik <br /> <br />Background: <br /> <br />The approved preliminary plat for River's Bend 3rd Addition consisted of 32 single family lots and <br />8 commercial lots. The applicants have submitted a request for final plat approval of the first phase <br />of the plat, 17 single family lots. <br /> <br />The following items are enclosed for your information: <br /> <br />a) <br />b) <br />c) <br />d) <br />e) <br />f) <br /> <br />Site location map <br />Approved preliminary plat <br />Proposed final plat <br />City Staff review letter dated May 19, 1993 <br />Proposed resolution <br />Proposed development agreement <br /> <br />Observations: <br /> <br />The property is presently zoned B-1 Business and the applicants do have a rezoning application in <br />process to facilitate the development of the single family parcels. <br /> <br />With respect to park dedication, there is an agreement between the City of Ramsey and Ramsey <br />Center Partnership dated January 10, 1980 that exempts this particular property from any park <br />dedication in lieu of property donated to the City and County for various purposes. <br /> <br />The average size of the single family lots is 13,000+ square feet; the minimum area requirement <br />under Scenic River regulations is 12,150 square feet. All lots contain the minimum width <br />requirement at the street frontage or building setback line. <br /> <br />In accordance with the conditions placed on the plat at the time of preliminary plat approval, Xldmo <br />Street has been platted with 70 feet of right-of-way and 143rd from Xkimo to Hwy. 4/47 has been <br />platted as an outlot for future development following improvements to Hwy. g47. <br /> <br />The sewer, water and storm sewer improvements will be constructed as a public improvement <br />project. Because of the mixture of commercial and residential uses in this plat, a sidewalk will also <br />be constructed on the west side of Xldmo Street to separate the pedesaian and bicycle traffice from <br />the vehicular waffic. <br /> <br />The plat is subject to a review by the Lower Rum"River Water Management Organization <br />(LRRWMO). That has not yet been accomplished, however, drainage from the plat will receive <br />detention and sedimentation prior to discharge into the Rum River. <br /> <br />3'7 <br /> <br /> <br />
