Beginning at the southwest comer of River's Bend 2nd Addition, according to the recorded plat thereof; thence southwesterly on an assumed bearing of South 67 degrees 21 minutes 17 seconds West along the Northwesterly tine of 142nd Avenue N.W., a distance of 164.29 feet to the southeast comer of River's Bend Plaza 2nd Addition, according to the recorded plat thereof; thence North 21 degrees 12 minutes 12 seconds West, along the northeasterly line of said River's Bend Plaza 2nd Addition, a distance of 160.05 feet to the northeast comer thereof; thence North 67 degrees 21 minutes 17 seconds West, along the northeasterly extension of the northwesterly line of said River's Bend Plaza 2nd Addition, a distance of 11.55 feet; thence northerly a distance of 33.16 feet along a nontangential curve concave to the east having a radius of 578.80 feet, a central angle of 3 degrees 16 minutes 58 seconds and a chord that bears North 7 degrees 08 minutes 23 seconds West and is 33.16 feet in length; thence North 5 degrees 29 minutes 54 seconds West, tangent to said curve, a distance 'of 180.93 feet; thence northwesterly a distance of 265.56 feet along a tangential curve concave to the southwest having a radius of 399.10 feet and a central angle of 38 degrees 07 minutes 27 seconds; thence North 43 degrees 37 minutes 21 seconds West tangent to last said curve, a distance of 31.92 feet; thence northeasterly a distance of 70.39 feet along a nontangenfial curve concave to the northwest having a radius of 765.00 feet, a central angle of 5 degrees 16 minutes 20 seconds and a chord that bears North 52 degrees 13 minutes 51 seconds East and is 70.37 feet in length, thence North 43 degrees 37 minutes 21 seconds West, not tangent to last said curve, a distance of 32.29 feet; thence northwesterly a distance of 131.23 feet along a tangential curve concave to the north east having a radius of 412.62 feet and a central angle of 18 degrees 13 minutes 23 seconds; thence North 53 degrees 39 minutes 58 seconds East, not tangent to last said curve, a distance of 237.04 feet; thence North 49 degrees 08 minutes 30 seconds East a distance of 243.01 feet to the intersection with the southwesterly line of River's Bend, according to the recorded plat thereof', thence southeasterly, along the southwesterly line of said River's Bend to the most northerly comer of said River's Bend 2nd Addition; thence southwesterly and southerly, along the northwesterly and westerly lines of said River's Bend 2nd Addition, to the point of beginning. AND WHEREAS, on August 6, 1991, the Ramsey Planning and Zoning Commission approved the sketch plan for River's Bend 3rd Addition; and WHEREAS, on January 10, 1980 the City of Ramsey and Ramsey Center Partnership entered into an agreement wherein any park dedication due on the subject poperty was waived; and WHEREAS, on February 2, 1993, the Ramsey Planning and Zoning Commission conducted a public hearing regarding River's Bend 3rd Addition and recommended preliminary plat approval of same; and WHEREAS, the Ramsey City Council met on February 23, 1993 and approved the preliminary plat for River's Bend 3rd Addition. NOW THEREFORE, BE IT RESOLVED BY THE CITY COUNCIL OF THE CITY OF RAMSEY, ANOKA COUNTY, STATE OF MINNESOTA, as follows: 1) That the City Council hereby grants fatal plat approval of River's Bend 3rd Addition in accordance with relevant City Codes.
