City of Ramsey <br /> <br />15153 NOWTHEN BOULEVARD N.W., RAMSEY, MINNESOTA 55303 <br /> <br />,, {6IZ) 427-1410 <br /> <br />Revision Date: <br />June 14, 1993 <br /> <br />Dan Kaz'st <br />Danny's Aluminum Processing, Inc. <br />14050 Basalt Street N.W. <br />Ramsey, MN 55303 <br /> <br />Re: <br /> <br />Request for site plan review for Danny's Tranny's facitity on Lot 2, 3 and <br />4, Block 4, Gateway North Industrial Park Plat #2 <br /> <br />We have received the revised four (4) sheet set site plan drawn by Hakanson <br />Anderson Associates, dated 8/26/92 with revision dates of 8/27/92, 9/16/92 and <br />5/I 1/93 on sheet 2, revision date 8/27/92 on sheet 3, and revision date 4/22/93 on <br />sheet 4. We have also received the revised two (2) sheet set of architectural plans <br />for your proposed structure on Lots 2 and 3, Block 4, Gateway North Industrial <br />Park Plat #2 drawn by Graphic Design Architects with revision dates 4/23/93 and <br />5/10/93. The facilit3, is proposed to provide indoor space for the disassembly of <br />engines and transmissions, wholesale sales of engine and transmission parts, and <br />equipment maintenance. We offer the following comments: <br /> <br />Zoning: The subject property is zoned Industrial for which disassembly of <br />engines and transmissions and wholesale operations is not a permitted use. <br />Accordingly, Mr. Karst has applied for a conditional use permit. <br /> <br />LflI_C.,.9.z~:~ City Code limits lot coverage to 35%. The proposed size of <br />the structure has been reduced from your previous plan for !3,000 square <br />feet to 12,500 square feet, which represents approximately 16% of the total <br />area of Lots 2 and 3. <br /> <br />Build/rig Elevation: City Code requires the finished floor elevation to be I8 <br />inches above the centerline of Basalt Street N.W. The proposed snmcture <br />elevation is approximately 18 to 20 inches above the road centerline. <br /> <br />Setbacks: The proposed location of the structure meets the 40 foot front <br />yard setback. Your previous plan required a 4 foot variance to the rear yard <br />setback; however, the reduction in the building size in your revised plan <br />resutts in the building also meeting the rear yard setback. The building is <br />still proposed to be located on the common lot lines between Lots 2 and 3. <br />City Staff recommends that approval to the zero lot line configuration be <br />granted. <br /> <br /> <br />
