CASE <br /> <br /> REQUEST TO REZONE CERTAIN PROPERTY FROM <br />B-1 BUSINESS TO R-1 RURAL RESIDENTIAL; <br />CASE OF WAYNE JOHNSON, NORTH LAKE PROPERTIES <br /> By: Zoning Administrator Sylvia Frolik <br /> <br />Background: <br /> <br />Wayne Johnson of North Lake Properties has submitted an application to rezone the property at the <br />southwest comer of the intersection of Hwy. g47 and 153rd Avenue N.W. from B-1 Business to <br />R-1 Rural Residential. Mr. Johnson's intent is to develop the property with single family urban <br />residential lots when the property is brought into the MUSA. When the property is brought into <br />the MUSA, the zoning would automatically change from R-1 Rural Residential to R-1 Urban <br />Residential. <br /> <br />The following items are enclosed for your information: <br /> <br />a) <br />b) <br /> <br />Site location map <br />Sketch plan for proposed future subdivision <br /> <br />Observations: <br /> <br />The subject property is part of an intersection that the City's Comprehensive Plan has targeted for <br />development with a neighborhood center. <br /> <br />Additionally, the City has received approval to use a portion of the 1993 Community Development <br />Block Grant funds to update its land use plan. It is anticipated that work will commence on this <br />task in early August. <br /> <br />The Planning and Zoning Commission conducted a public hearing regarding the request for <br />rezoning. At that meeting, City Staff recommended tabling Mr. Johnson's request until the land <br />use plan update is complete. To table the request will require Mr. Johnson's cooperation. Mr. <br />Johnson stated his willingness to delay action on his request until the land use update is complete <br />and if it is accomplished in a reasonable time frame. <br /> <br />Recommendation: <br /> <br />City Staff and the Planning and Zoning Commission recommend tabling action on Mr. Johnson's <br />request for rezoning. <br /> <br />Council Action: <br /> <br />Motion to: <br />Table action on Wayne Johnson's request for rezoning until such time as the City has <br />completed updating the land use element of its Comprehensive Plan. <br /> <br />Review Checklist: <br />CC: <br /> <br />City Administrator <br /> <br />6/'22/93 <br /> <br /> <br />
