CASE # ~ <br />REQUEST FOR FINAL PLAT APPROVAL OF SUNNY PONDS 3RD ADDITION; <br />CASE OF JACK MENKVELD, NORTH SUBURBAN DEVELOPMENT, INC. <br /> By: Zoning Administrator Sylvia Frolik and City Engineer Steve Jankowski <br /> <br />Background: <br /> <br />Jack Menkveld is requesting final plat approval of Sunny Ponds 3rd Addition. This third and final phase <br />of Sunny Ponds consists of 27 lots. <br /> <br />The following items are enclosed for your information: <br /> <br />a) <br />b) <br />c) <br />d) <br />e) <br /> <br />Site location map <br />Proposed final plat - Sunny Ponds 3rd Addition <br />City Staff review letter dated June 15, 1993 <br />Proposed resolution granting final plat approval <br />Proposed development agreement <br /> <br />Observations: <br /> <br />All of thc lots mcct thc minimum dimension and area requirements. However, there arc 3 lots that arc <br />located adjacent to Nowthen Blvd. for which a sn-ucmrc setback of 110 feet from the centerline of <br />Nowthcn Blvd. is required. Lot 7, Block 2 is large enough to provide a building pad location that will <br />mcct thc thoroughfare setback. However, Lot 12, Block 2 and Lot $, Block 3, will be very restricted as to <br />the location of the house in order to meet the thoroughfare setback. The developer, surveyor and City <br />Building Official arc all awar~ of the situation and will proceed accord~gly. <br /> <br />The developer is proposing to install the public improvements as a private project with no financial <br />participation on the part of the City. Prior to releasing the plat for recording, engineering plans for s~eet <br />and utility improvements shall be submitted to the City Engineer for review and approval. <br /> <br />None of the lots in the plat will be allowed direct access onto Nowthen Blvd. N.W. <br /> <br />Park dedication will consist of a cash payment with a 38% credit given for land dedicated in the first phase <br />of Sunny Pon~. <br /> <br />Recommendation: <br /> <br />City Staff recommends final plat approval of Sunny Ponds 3rd Addition. <br /> <br />Council Action: <br /> <br />Motion to: <br />Adopt Resolution ~93-06- granting f'mal plat approval to Sunny Ponds 3rd Addition contingent <br />upon compliance with City Staff review letter dated June 14, 1993. <br /> <br />Review Checklist: <br /> <br />CC: 6/22/93 <br /> <br />City Engineer <br />City Administrator <br />Building Official <br />Zoning Administrator <br /> <br /> <br />
