CASE <br /> <br />REQUEST FOR FINAL PLAT APPROVAL OF CHESTNUT WOODS; <br /> CASE OF JOHN PETERSON, GOOD VALUE HOMES <br /> By: Zoning Administrator Sylvia Frolik <br /> <br />Background: <br /> <br />John Peterson is requesting final plat approval of a minor subdivision to replat Lot 4, Block 2, <br />Chestnut Hill into two lots. The lot to be subdivided is one of the lots located on the private <br />perminnsula in Chestnut Hill. <br /> <br />The following items are enclosed for your information: <br /> <br />a) <br />b) <br />c) <br />d) <br />e) <br /> <br />Site location map <br />Proposed final plat <br />City Staff review letter dated July 21, 1993 <br />Proposed resolution <br />Proposed development agreement <br /> <br />Observations: <br /> <br />Although the lot to be subdivided is located on a private road, the new lot created would be <br />required to access Potassium Street N.W. <br /> <br />With the subdivision, the existing lot will continue to meet the 15,000 square foot minimum area <br />requirement for lots adjacent to Ramsey Terrace Pond. The new lot to be created will also meet the <br />i5,000 square foot area requirement, exclusive of the 30 foot easement, which for all practical <br />purposes provides vehicular access to the area much the same as a public roadway. <br /> <br />There is no lateral sewer and water service to the new lot;-the developer will provide for these <br />improvements as a private development project with no financial participation on the part of the <br />City. <br /> <br />At the time of sketch plan review, Staff recommended that the standard 5 foot wide drainage and <br />utility easement be provided on both sides of the common lot I/ne between Lots 1 and 2. The <br />proposed final plat does not provide for this required easement. <br /> <br />Park dedication will consist of a cash payment in the amount of $620.00 for the new lot created. <br /> <br />Recommendation: <br /> <br />City Staff recommends approval of the sketch plan contingent upon the Developer provding the <br />standard 5 foot wide drainage and urdty easement on the common property line. <br /> <br />Council Action: <br /> <br />Motion to: · <br />Adopt Resolution g93-07- to approve the Final Plat for Chestnt W°ods contigent upon <br />providing a drainage and utility easement on the common property line between Lots 1 and <br />2 and the Developer entering into a development agreement with the City. <br /> <br />Review <br />CC: <br /> <br />Checklist: <br /> <br />City Administrator <br />City Engineer <br />7/27/93 <br /> <br />IOl <br /> <br /> <br />
