City of Ramsey <br /> <br />15153 NOWTHEN BOULEVARD N.W., RAMSEY, MINNESOTA 55303 <br /> <br />· (612) 427-1410 <br /> <br />July 21, 1993 <br /> <br />John Peterson <br />Good Value Homes <br />9445 East River Road N.W. <br />Coon Rapids, MN 55433 <br /> <br />Re: Final Plat Review; Chestnut Woods <br /> <br />Dear Mr. Peterson: <br /> <br />We have received your proposed final plat for a minor subdivision proposed to be <br />named Chestnut Woods. The f'mal plat consists of one sheet prepared by Cherrier <br />Land Surveyors, Inc., dated received by the City on July 20, 1993. We offer the <br />following comments: <br /> <br />General: The proposed subdivision is a replat of Lot 4, Block 2, Chestnut <br />Hill, into two lots. <br /> <br />2. ~ The property is zoned R-1 Urban Resident/al. <br /> <br />Lot Sizes and Dimensions: Both of the lots are adjacent to Ramsey <br />Terrace Pond for wkich there is a minimum lot size of 15,000 square feet <br />above ordinary high water (OHW) and a minimum lot width of 75 feet at the <br />water frontage. Both of the lots meet the 15,000 square feet of area above <br />OHW exclusive of the 30 foot easement, which for all intents and purposes, <br />provides for vehicular access to Lot 2 much the same as a public roadway. <br /> <br />Streets. The new lot created (Lot 1) will be required to access onto <br />Potassium Street N.W. <br /> <br />Utilities: There currently is no lateral sewer and water service to Lot 1. <br />The developer Mil provide for these improvements as a private development <br />project without f'manciai participation on the part of the City. Additionally, <br />a cash payment in the amount of $1,415.00 will be required to satisfy the <br />trunk sewer and water benefits to Lot 1..' <br /> <br />Drainage: The sketch plan for Chestnut Woods was approved with a <br />contingency that a 5 foot wide drainage and utility easement be provided <br />along the common property line of Lots 1 and 2. That easement is not <br />shown on the proposed final plat. <br /> <br />IOq <br /> <br /> <br />
