STAGE I IMPROVEMENTS AND FINANCIAL GUARANTEES: <br /> <br />City Code Compliance. That the DEVELOPER will develop the Plat in accordance <br />with the City Code, Section 9.50, entitled "Subdivision. <br /> <br />Conformance with Plan. The Plat shall be developed pursuant to the final plat <br />consisting of one (I) sheet, prepared by Cherrier Land Surveyors, Inc., entitled Chestnut <br />Woods and received by the CITY on July 20, 1993. <br /> <br />Incorporation of All City Code Requirements. That the recitals above and the <br />provisions of the City Charter, Subdivision Code, Zoning Code and Public Improvement <br />Code of the CITY, as mended to date hereof, are incorporated herein by reference. <br /> <br />Stage I Improvements Required. Improvements shall consist of water, sanitary <br />sewer, gas, telephone, and electric lateral facilities necessary to service the additional lot <br />created. It is understood that ail of the above laterals can be installed without disrupting <br />existing City streets. The DEVELOPER shall be responsible for al1 costs associated with <br />the installation of these improvements. Installation of the improvements wiI1 be in <br />conformance with specifications as directed by the City Engineer and subject to his <br /> <br />inspection. - <br /> <br />Boulevard and Area Restoration. The DEVELOPER shall be responsible for the <br />cost of establishing seed or sod in all boulevards within thirty (30) days of the completion <br />of the Stage I improvements, and restoring all other areas disturbed by the development <br />grading operation. The DEVELOPER shall also be responsible for the cost of cleaning <br />any soil, earth or debris from the wetlands within and adjacent to this Plat resulting from <br />grading performed in the development of the land <br /> <br />Requirements .After Stage. I Improvements, After the Stage 1 improvements are <br />installed, the DEVELOPER shall clear any soil, earth, or debris from the s~eets and from <br />the lots within the Plat resulting from any construction on the Subject Property by the <br />DEVELOPER or their successors and assigns. <br /> <br />Stage I Improvements Completion Date, The Improvement completion date shall <br />be on or before September 30, 1993. <br /> <br /> <br />
