I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br /> <br />I <br />I <br /> <br /> CASE # 5 <br />REQUEST FOR A CONDITIONAL USE PERMIT TO CONSTRUCT AN <br />ACCESSORY STRUCTURE LARGER THAN ALLOWED BY CITY CODE; <br />CASE OF NORMAN ARCHER <br /> By: Zoning Administrator Sylvia Frolik <br /> <br />Background: <br /> <br />Norman Archer is requesting a conditional use permit to construct an accessory structure larger than <br />allowed by City Code on the property at 15410 Jackal Street N.W. Mr. Archer has indicated that the <br />additional space is needed to store personal equipment and vehicles only. <br /> <br />The following items are enclosed for your information: <br /> <br />a) <br />c) <br />d) <br />e) <br /> <br />Site location map <br />Site survey <br />Proposed findings of fact <br />Proposed conditional use permit <br /> <br />Observations: <br /> <br />According to City Code, the total allowable garage and accessory building space allowed on Mr. <br />Archer's property is 1,488 square feet. He currently has a total of 1,024 square feet of garage and <br />accessory building space and he is proposing to construct a 576 square foot accessory garage, which <br />exceeds the limit for his property by 112 square feet. The accessory structure is proposed to be <br />constructed of the same materials as that of the principal structure on the property. <br /> <br />Mr. Archer is currently utilizing a lean-to attached to the existing garage to provide additional storage <br />space. This structure should be removed from the property if the request to exceed garage and <br />accessory building space allowances is granted. <br /> <br />The City has both approved and denied similar requests in the past. On those occasions of denial, <br />either the size of the building being requested was considered to be significantly excessive (1900 <br />square feet) or the applicant already had an oversized accessory structure (1800 square feet). <br /> <br />I <br />I <br /> <br />The Planning and Zoning Commission conducted a public hearing on August 3 and there were no <br />written or verbal comments submitted pertaining to Mr. Archer's request. <br /> <br />Recommendation: <br /> <br />The Planning and Zoning Commission and City Staff recommend approval of the request. <br /> <br />I <br />1 <br /> <br />Council Action: <br /> <br />Motion to: <br />Adopt Resolution #90-08- adopting Findings of Fact g... , relating to Norman Archer's <br />request to construct an accessory structure at 15410 Jackal Street N.W. larger than allowed by <br />City Code. <br /> <br />I <br />I <br /> <br />-and- <br /> <br />Motion to: <br />Approve/deny the request to consu-uct an accessory structure larger than allowed by City Code <br />at 15410 Jackal Street N.W. and adopt Resolution g03-08-__ declaring terms of conditional <br />use permit. <br /> <br />Review <br />CC: <br /> <br />Checklist: <br /> <br />Zoning Administrator <br />8/10/93 <br /> <br /> <br />
