We are also in receipt of a one-sheet Development Plan prepared by McCombs Frank Roos <br />Associates, Inc. dated 10/17/89, with revision dates 5/23/90, 6/19/90 and 5/4/92. We offer the <br />following comments: <br /> <br />General: The property is zoned R-I Urban Resident/al and is proposed to be subdivided <br />into 29 lots in accordance with the preliminary plat approved on Apr//25, 1989. The <br />proposed development is the third and final phase-~0f Jun/per Woods. A portion of the <br />manmade pond constructed during the 2nd Addition occupies Block 2 of this 3rd Addition. <br /> <br />2. Lot Sizes: All of the lots meet the minimum area requirement of 10,800 square feet. <br /> <br />Lo; Dimension~; The minimum frontage in the urban dListr/ct is 80 feet or 90 feet on <br />comer lots. Ail lots in the plat meet the minimum lot dimensions. <br /> <br />4. Streets. The lots will be served by the construction of Tonto Street N.W. <br /> <br />Utilities: The development of the tots w/Il require the extension of sewer and water <br />utilities. The developer proposes to Lnstall these improvements, along with the street, as a <br />private project without f'mancial participation on the part of the City. Plans must be <br />submitted to and approved by the Oity Engineer. <br /> <br />Drainage an~I Graclin_~: The final plat drainage and utility easements are inconsistent <br />w/th the approved drainage and grad.ing plan'datekt October 24, 1989.
