This <br />third phase of Wood Pond Hills consists of 42 urban residential lots. <br /> <br />The following items are enclosed for your review: <br /> <br />a) <br />b) <br />c) <br />d) <br />e) <br /> <br />Site location map - Wood Pond Hills 3rd Addition <br />Proposed final plat <br />City Staff review letter dated August 17, 1993 <br />Proposed resolution granting f'mal plat approval <br />Proposed development agreement <br /> <br />Observations: <br /> <br />All of the lots meet the minimum area and dimension requirements. <br /> <br />The public improvements (streets, storm sewer, municipal water, sanitary sewer) will be installed <br />as a private project with no financial participation on the part of the City. <br /> <br />This third phase of Wood Pond Hills varies somewhat from the. original phasing plan received by <br />the City on February 25, 1992 in that the 12 lots on Krypton Court were transferred from the 2nd <br />phase to this 3rd phase and the 5 southernmost lots of what was originally proposed as Phase <br />will be carried over into Phase IV. <br /> <br />Per the development agreement for Wood Pond Hills, the park dedication will consist of a cash <br />contribution. The proposed development agreement requires the rough grading of the park trail at <br />this time. Pursuant to the City Code requirement for a landscape plan and a policy estabished by <br />the Park and Recreation Commission on June 10, 1993, the developer will be required to plant one <br />tree on each lot in the plat. <br /> <br />Recommendation: <br /> <br />City Staff recommends final plat approval of Wood Pond Hills 3rd Addition. <br /> <br />Council Action: <br /> <br />Motion to: <br />Adopt Resolution g93-09- <br />Addition. <br /> <br />granting final plat approval to Wood Pond Hills 3rd <br /> <br />Review Checklist: <br /> <br />City Administrator <br />City Engineer <br /> <br />CC: <br /> <br />8/24/93 <br /> <br />qq <br /> <br /> <br />
