17. Access to Lots. <br /> N.W. <br /> <br />cash park dedication requirement in the amount of Six Hundred Dollars and no/cents <br />($600.00) per lot for a total of Twenty Five Thousand Two Hundred Dollars and no/cents <br />($25,200.00). <br /> <br /> V. <br /> <br /> GENERAL <br /> <br /> All lots in the plat shall be restricted from access onto Nowthen Blvd. <br /> <br />18. Tree and Sod Planting Plan. Sodded boulevards are a requirement for each lot in the <br /> Plat prior to issuance of a Certificate of Occupancy. In accordance with the policy <br /> established by the City of Ramsey Park and Recreation Commission on June 10, 1993, the <br /> DEVELOPER shall submit a tree preservation plan for CITY approval that identifies <br /> existing tree growth within the Plat that will be preserved during construction. Said plan <br /> shall also include prov/sions for the planting of one two-inch diameter tree (or equivalent <br /> thereof) of an approved species at the road frontage or in the front yard of each of the lots <br /> in the Plat prior to the issuance of a Certificate of Occupancy. In the event the weather is <br /> not conducive to tree or sod planting at the rime of Certificate of Occupancy, the Building <br /> Permit holder shall place a cash deposit in the amount of $200.00 for trees and $100.00 for <br /> sod in an escrow account with the CITY and upon verification of the planting being <br /> accomplished, said cash deposit shall be refunded to the Building Permit holder. Fa/lure of <br /> the Builder to comply w/th the planting requirement within a reasonable time frame <br /> following a determ/nation by the CITY that weather conditions are conducive to planting <br /> shall give the CITY authority to cause the planting, the cost of which shall be charged to <br /> the escrow account and the Builder shall not be eligible for a refund of the cash deposit <br /> made for this purpose. <br /> <br />19. Tree <br /> <br />bo <br /> <br /> Disease Prevention and Disrmsal. The DEVELOPER shall prevent the <br />introduction and spread of tree disease into the residual tree populations of the Plat and <br />adjoining properties and reduce the impacts of consumction on the residual property of the <br />Plat and adjoining properties. The DEVELOPER in order to accomplish in accordance <br />with "Protecting Trees Prom Consumction Darrmge'" (attached hereto as Exhibit 'A'), shall: <br /> <br />Install physical barriers, such as snow fence, around trees that are to remain.
