The site plan proposes a 484 SClUare foot expansion to the <br />exisd_ng cold storage warehouse on the property. We offer the following <br />comments: <br /> <br />Property Size: The subject property is 2.3.5. racres in size (102,631 square <br />feet). <br /> <br />n~: The land of the proposed site is zoned Planned Un.it Development <br />(P.U.D.) and the m~xmre of residential and commercial uses complies with <br />the covenants for Pineview Estates 2nd Addition. The parcels to the east <br />west are also zoned P.U.D., the property m the south is zoned I-I Industrial <br />and the property to the north across 149th Avenue N.W. is zoned R-1 Rural <br />Residential. <br /> <br />Setbacks: The covenants for Pineview Estates 2nd Add/t/on P.U.D. <br />requires that the commercial development of the subject property be setback <br />200 feet from the front property line. The proposed expansion to the <br />warehouse cxce. e~ that requirement. The expansion will also meet standard <br />side and re. ar yard setback requirements. <br /> <br />~ No additional impact to the site drainage is expected as a result of <br />the expansion. ' .... <br /> <br />Access.' The warehouse will continue to receive access from the existing <br />concrete driveway. -' <br /> <br />Off-Street Parl~i.ng: No addkional off-street parking is requf-ed as a result <br />of the warehouse expansion. <br /> <br /> <br />
