I <br />I <br /> <br /> I <br /> I <br /> I <br /> I <br /> I <br /> ! <br /> I <br /> I <br /> I <br /> I <br /> I <br /> I <br />'1 <br /> I <br /> I <br /> I <br /> I <br /> <br />REQUEST FOR FINAL PLAT APPROVAL OF JUNIPER WOODS 3RD <br />ADDITION; CASE OF DICK KNUTSON, BLH DEVELOPMENT CO. <br />By: Zoning Administrator Sylvia Frolik <br /> <br />Background: <br /> <br />BLH Development Company is requesting final plat of the third and final phase of Juniper Woods. <br />The 3rd Addition consists of 29 single family lots. The manmade pond constructed in the 2nd <br />Addition occupies a portion of Block 2 of this 3rd Addition. <br /> <br />The following items are enclosed for your information: <br /> <br />a) <br />b) <br />c) <br />d) <br />e) <br /> <br />Site location map <br />Proposed final plat <br />City Staff review letter dated August 17, 1993 <br />Proposed resolution granting final plat approval <br />Proposed development agreement <br /> <br />Observations: <br /> <br />The final plat is in accordance with the preliminary plat for Juniper Woods approved on April 25, <br />1989. However, the grading and drainage utility easements shown on the final plat are not <br />consistent with the approved grading and drainage plan of October 24, 1989. Two of the drainage <br />easements will require relocation in accordance with Staff review letter dated August 17, 1993. <br /> <br />All of the lots meet the minimum area and dimension requireCents. <br /> <br />The development of the plat will require the construction of sewer, water and streets. The <br />developer is proposing to provide these improvements as a private project with no financial <br />participation on the part of the City. The development agreement also proposes to credit the <br />developer for charges assessed to extend sewer and water to Juniper Woods. The mount of the <br />credit will be collected from the developers of the Amber Ridge subdivision. <br /> <br />Park dedication was addressed in the £~st phase of Juniper Woods and was to consist of land <br />conveyance and a cash contribution in the amount of $7300.00. The land conveyance has been <br />accomplished but City records do not indicate that the cash payment was ever made.
