Astleford Company <br />1200 West Highway #t3 <br />Burnsville, MN 55337 <br /> <br />Re: Final Plat Review Of Cedar Hills 3rd Addition <br /> <br />Dear Tom: <br /> <br />We have received the proposed f"mM plat for Cedar Hills 3rd Addition. The plat consists of one <br />sheet dated received by the City on September 13, 1993. We offer the following comments: <br /> <br />General: The approved preliminary plat consisted of approximately 55 acres proposed to <br />be subdivided into 114 single family urban residential lots. City of Rarnsey Resolution g90- <br />06-I68 approved a 4-phase development plan for Cedar Hills. The first and second phases <br />consisted of 35 lots each; this third and final phase consists of 46 lots. The increase from <br />the 114 lots approved in the preliminary plat to the 116 lots finally approved is a result of <br />redesigning the 2nd phase to accommodate a throqgh street into the proposed plat of <br />Sunfish Square to the west. <br /> <br />Lot Sizes and Dimensions: Lot 5, Block 1 is deficient of the 90 foot comer lot width <br />by 3.5 feet; corrections should be made accordingly. Please be advised of the following <br />deficiencies which in StafFs opinion are not substantial enough to require plat <br />modifications: a) Lots 12, 13 and 14 of Block 4 are deficient of the 80 foot width <br />requirement at the building setback line. The width measurements at the setback line are <br />76.74, 71.68, and 78.83 respectively; b) Lots 2 through 9 of Block 2 are each 1.6 square <br />feet deficient of the 10,800 square foot minimum. All of the remaining lots meet the <br />minimum area requirements. <br /> <br />Streets: Development of the plat will require the extension of 144th Lane and Tungsten, <br />and the construction of Radium and Quicksilver. Al/of the streets in the plat should be <br />designated as "N.W."; Quicksilver should be spelled as one word. Tungsten north of <br />144th Lane should be referred to as 'Street' and Tungsten south of 144th Lane should be <br />noted as 'Way'. <br /> <br />Utilities: This plat will be serviced by municipal water and sewer constructed to City <br />standards. The improvements will be installed as a private improvement project. <br />Accordingly, the developer will be required to post a financial guarantee at the City in an <br />mount equal to 125% of the estimated cost of the improvements. <br /> <br />~ Drainage shall be in accordance with the approved Grading and Drainage plan <br />dated September 9, 1991. <br /> <br />I <br />I <br />I <br />I <br />! <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br /> I <br /> I <br /> I <br /> I <br /> <br /> <br />
