A ground sign shall not project higher than ten (1) feet, as measured from <br />based of sign or grade of the nearest adjacent roaciway, whichever is higher. <br /> <br />A wail sign shall not project higher than the parapet lie of the wall to which <br />it is to be affixed. <br /> <br />9.12.11 Planned Unit Developments <br /> <br /> Subd. 1. The developer shall be required to submit a sign plan for approval, <br />drawn to scale with elevations, at the time application is made for a Planned Unit Development. <br />The sign plan shall include but not be limited to the following information: number of signs, type <br />of signs, sign sizes, type of construction materials, and sign messages. <br /> <br />9.12.12 Construction Specifications <br /> <br /> Subd. i. Ail signs permitted by this section in excess of sixteen (16) square feet <br />shall be constructed, installed and/or altered in accordance with the provisions of this section and <br />by professional s~gn companies or contractors licensed to do conduct business in the State of <br />Minnesota. <br /> <br /> Subd. 2. In addition to complying with the provisions of this ordinance, ail signs <br />shall be constructed in accordance with the applicable provisions of the 1991 Edition of the <br />Uniform Sign Code and State Electrical Code and as subsequently amended. <br /> <br /> Subd. 3. All signs shall be located in such a way that they maintain horizontal <br />and vertical clearance of all electrical power lines and communication lines. <br /> <br /> Subd. 4. All signs and their supporting structures shall maintain clearance and <br />non-interference with all surface and underground facilities and conduits for water, sewage, gas, <br />elecmicity, or communications equipment or lines. In add/don, the placement of ail signs and their <br />supporting structures shall not interfere with natural or artificial drainage or surface or underground <br />water. <br /> Subd. 5. All signs, except those attached fiat against the wall of a building shall <br />be constructed to withstand minimum wind loads as follows: <br /> <br />Solid Signs: Thirty (30) pounds per square foot per face of the sign. <br />Open Signs: Thirty-six (36) pounds per square foot of the total face area of <br />the letters and other sign surfaces, or ten (10) pounds per square foot of the <br />gross surface area of the sign, whichever is greater. <br /> <br />9.12.13 Non-Conforming Signs <br /> <br /> Subd. 1. Any permanent type sign lawfully existing prior to the adoption of this <br />section shall be considered legal non-conforming and shall be allowed to continue in use. Other <br />than for change of copy or normal maintenance, a legal non-conforming sign shall lose the <br />designation "legal non-conforming" if the sign is discontinued for a period of 60 days, expanded, <br />relocated, replaced, altered, or damaged by more than 50% of the sig-n market value. If any <br />property use or business changes ownership, all Business Signs on that property shall be brought <br />into co~fformity with this section within twetve (12) months of the date on which use or ownership <br />changed. . <br /> <br /> Subd. 2. Any permanent type sign unlawfully existing at the time of adoption of <br />this section shall be considered illegal non-conforming and shall be brought into conformity with <br />this section within nine (9) months of the date on which this section becomes effective. <br /> <br />Page 13 of 18 <br /> <br /> <br />
