Chairman Zimmerman noted that in order for the southwest parcel to access <br />the cul-de-sac, Mr. Gordon would have to provide for a 66 foot easement <br />extending from that cul-de-sac and obtain a variance to street frontage or <br />construct an extension of 180th Avenue N.W. into his plat. <br /> <br />Motion by Chairman Zimmerman and seconded by Commissioner Howell to <br />recommend that Mr. Harley Gordon subdivide his property utilizing the minor <br />platting process; that no soil borings, topography or perk tests would be <br />necessary; and that the plat be reviewed by the Park and Recreation <br />Commission. <br /> <br />Amendment byCommissioner Howell and seconded by Commissioner Shumway to <br />request in this case, and to establish as standard Planning and Zoning <br />operating procedure, that all minutes pertaining to a case from it's <br />initiation to it's completion will be included as background material each <br />time a case is addressed. <br /> <br />Further Discussion: The Commission requested an opportunity to review Mr. <br />Gordon's sketch plan. <br /> <br />Amendment carried. Voting Yes: <br />Terry, Howell, LaDue and Holm. <br />Hendriksen. <br /> <br />Chairman Zimmerman, Commissioners Shumway, <br />Voting No: None. Absent: Commissioner <br /> <br />Motion carried. Absent: Commissioner <br />Hendriksen. <br /> <br />Case #3: <br /> <br />Requ_est For A Conditional Use Permit To Construct And Operate <br /> An Office And Warehouse For An Electrical Contracting <br /> Business: Case Of Mr. Jeff Erikson: <br /> <br />Mr. Erikson reviewed the history of his case. Mr. Erikson referred to the <br />proposed findings of fact and stated that he disagrees with the fact <br />indicating that the office/warehouse will increase traffic to the area. <br />Mr. Erikson explained that he does not anticipate business operations to <br />increase to any more than what it has been over the past 12 years at this <br />location. <br /> <br />Discussion ensued regarding the accessory building height (22'-23'), the <br />height of the principal structure (2-story home), the location of the <br />accessory structure, the proximity neighboring structures. <br /> <br />Motion by Commissioner Holm and seconded by Commissioner Howell to table <br />action on Mr. Erikson's request for a conditional use permit until such <br />time as a site plan is submitted indicating the number, placement and <br />elevation of existing buildings on the site along with photos. <br /> <br />Further Discussion: Ms. Norris noted that the existing business is <br />grandfathered in but to expand that business (a non-conforming use) from <br />the home into the accessory structure would require a conditional use <br />permit.
