Cur Upsilon.: To wort together to reapotidly grow OW community, and to provide quality, cost-effective, and efliel.ent government services. <br />CC Regular Session 4. 12. <br />Meeting Date: 04/14/2015 <br />By: Tim Gladhill, Community Development <br />Information <br />Title: <br />Adopt Resolution #15-04-105 Vacating a Portion of Drainage and Utility Easement at 14636 & 14642 Quicksilver <br />St NW Legally Described as Lots 8 & 9, Block 4, The Villages of Sunfish Lake 2nd Addition; Case of Shadow <br />Ponds, LLC <br />Purpose/Background: <br />The City has received an application from Shadow Ponds, LLC (Capstone Homes) to consider vacating a portion of <br />a Drainage and Utility Easement (the "Easement") on the property located at 14636 & 14642 Quicksilver St NW <br />(the "Subject Property"). The parcels are currently platted/subdivided but undeveloped. <br />A twenty (20) foot drainage and utility easement exists along the common property line for the two (2) <br />encumbering a stormwater pipe. The Applicant is requesting that the City vacate two (2) feet on each outer edge of <br />the easement in order to accommodate a standards floor plan utilized in this portion of the development. The <br />request has been reviewed by the City's Engineering Department and Public Works Department. Staff is supportive <br />of the request and feels that the remaining eighteen (18) feet shall provide adequate protection for the stormwater <br />pipe. <br />Notification: <br />Staff sent notification to all Property Owners within 350 of the Subject Property for comment. The City has not <br />received any comment on the request. <br />Observations/Alternatives: <br />Alternatives <br />Option 1: Adopt Resolution #15-04-105. This has been reviewed by both Planning and Engineering Staff and both <br />support this option. <br />Option 2: Do not adopt Resolution #15-04-105. This would result in a need for a custom designed floor plan for <br />these two lots. These lots are located within the 'detached townhome' section of Village of Sunfish Lake. This <br />section of the development has much smaller lots than traditionally seen in Ramsey for detached, single-family <br />homes. Staff has received feedback from multiple builders in this area that these lots are challenging to develop. <br />Funding Source: <br />All costs associated with this request are the responsibility of the Applicant. <br />Recommendation: <br />
