CASE #3: <br /> <br />REVIEW PLAT OF RIVERVIEW ESTATES FOR PARK DEDICATION REQUIREMENTS <br /> By: Community Development Director Anne Norris <br /> <br />Background: <br /> <br />Mr. Todd Elofson is proposing a subdivision of the property located south <br />of Hwy. f/10 N.W. and west of the proposed extension of Sunfish Lake Blvd. <br />N.W. The northern portion of the plat will be developed commercially and <br />the southern portion of the plat consists of six single family residential <br />lots along the Mississippi River. <br /> <br />For your information, the following items are enclosed: <br /> <br />a) Site location map <br />b) Proposed subdivision <br />c) Proposed trail system map <br /> <br />Observations: <br /> <br />When the City acquired property from the Elofsons for the proposed <br />extension of Front Street, the City also acquired adequate right-of-way for <br />a future trail within the Critical River Corridor. <br /> <br />Even though the City Council has adopted the new park dedication <br />requirements and the ordinance is in effect, the Elofsons began the <br />platting process prior to the adoption of this ordinance and are subject to <br />the previous park dedication requirements. <br /> <br />Recommendation: <br /> <br />Commission Action: <br /> <br />Motion to: <br />Recommend that City Council require <br />satisfy the City's park dedication requirements. <br /> <br />(fee or land) to <br /> <br />Review Checklist: <br /> <br />Administrator <br />Attorney <br />Engineer <br />Community Development Director <br /> <br />X <br />X <br /> <br />Chief of Police <br />Finance Officer <br />Public Works Superintendent <br />Planning & Zoning Commission <br /> <br /> <br />
