CC Regular Session <br />Meeting Date: 06/23/2015 <br />By: Tim Gladhill, Community Development <br />7. 3. <br />Information <br />Title: <br />Adopt Ordinance #15-09 Approving Zoning Amendment for Ridgepoint Located at 6080 Highway 10 NW; Case of <br />Village Bank <br />Purpose/Background: <br />The purpose of this case is to consider adopting Ordinance #15-09 to give final approval of the Zoning Amendment <br />for Ridgepoint. This request was originally introduced as Ordinance #14-13. However, given the amount of time <br />that has passed since said Ordinance was introduced, the request was re -introduced as Ordinance # 15-09 on May <br />12, 2015. The ordinance is now eligible for adoption. Final Plat has already been approved. <br />The site is located on the easternmost border of the City, adjacent to the City of Anoka. <br />Notification: <br />Staff attempted to notify all Property Owners within 700 feet of the Subject Property via Standard US Mail of the <br />Public Hearing held by the Planning Commission. A Public Hearing Notification was also published in the Anoka <br />County UnionHerald. <br />Observations/Alternatives: <br />The Applicant is requesting to develop a currently undeveloped portion of the Subject Property as seven (7) single <br />family lots, with the extension of Rivlyn Drive. Generally speaking, the request complies with the minimum <br />standards of the R-1 Residential (MUSA) District. The proposed plat meets minimum bulk standards of the zoning <br />and subdivision code. Future building permits must comply with the remainder of the requirements of the R-1 <br />Residential (MUSA) District. <br />Alternatives <br />Alternative #1: Adopt the Ordinance This alternative will have several outcomes, most notably the elimination of <br />one local road alternative of the Highway 10 Access Planning Study. This is the recommendation of the Planning <br />Commission. The Ordinance was already introduced by the City Council on May 12. <br />Alternative #2: Do not adopt the Ordinance As the Plat has been approved by the City Council contingent upon <br />this Ordinance, and the Ordinance has been introduced, Staff does not recommend this option. <br />Funding Source: <br />All costs associated with processing the Application are the responsibility of the Applicant. <br />Recommendation: <br />The Planning Commission recommends that the City Council approve the Zoning Amendment. <br />Action: <br />
