EXHIBIT A Permanent Easement A 30 foot wide easement for drainage purposes over, under, and across that part of the Southeast Quarter of the Northeast Quarter (SE¼NE¼) of Section 27, Township 32, Range 25, Anoka County, Minnesota according to the Government Survey thereof, being 15 feet on either side of the centerline described as follows: Commencing at the Anoka County monument at the East Quarter Corner of said Section 27; thence on an assumed bearing of South 89 degrees 17 minutes 02 seconds West to an iron monument at the Northeast Corner of Tract B, Registered Land Survey No. 251; thence South 89 degrees 17 minutes 02 seconds West along the North line of said Tract B a distance of 165.03 feet to the point of beginning of said centerline; thence North 46 degrees 32 minutes 56 seconds East a distance of 31.78 feet and said centerline there terminating. Further, the right is hereby granted to the Grantee to install a cement culvert with outlet elevation no lower than natural grade and remove or otherwise dispose of all earth or other material excavated from said easement and right-of-way as the Grantee may require and to remove from said easement trees, brush, undergrowth and other obstructions interfering with the drainage purposes for which this easement is granted.
