I. INTRODUCTION <br />The proposed Future Business Park development is located on the southwest side of the City of <br />Ramsey, north of T.H. 10 and just west of Armstrong Boulevard (CSAH 83). The future <br />development is anticipated to impact the traffic on the public roadway system and surrounding <br />area. Consequently, the traffic control and roadway geometry in the area may need to be <br />modified to accommodate the increased traffic to maintain safety and adequate operations. This <br />study analyzes the anticipated impacts of the Future Business Park development on the <br />surrounding area. <br />II. BACKGROUND <br />Proposed Development <br />The proposed Future Business Park development is located just west of Armstrong <br />Boulevard, between T.H. 10 and Alpine Drive. The development will have two main <br />access points: the north entrance at Alpine Drive and Puma Street, and the east entrance <br />at Bunker Lake Boulevard and Armstrong Boulevard. Figure 1 below outlines the <br />proposed development site.
