PUBLIC HEARING

RAM~EY TOWN BOARD

June $, 1971,,

The hearing was called to order by the Chairman, Mr. Cox, at
?..00 p.m. for the question of rezoning from residential to com-
mercial on Highway No. $? at l~gth Avenue N.W. on property owned
by Mr. Gilbert Nenkveld. Present were Mr. Hopperstad, Mr. Nelson,
Mrs. Oliphant and Attorney ~oodrich.

Mr. Nelson read the ~inutes of the public hearing held on May 3Otb
on rezoning for this same area by the Planning & Zoning Commission.

Gary Solo~onson, 5520 152nd Ave. N.W.: It is a nature drainage
area. If it is zoned comercial, it would.be opened up to various'
alterations of draining and.zoning to accommodate commercial bus-
iness.

Jack Menkveld: Ramaey Township is very short on commercial land.
Most of it has changed hands, going.into Anoka, and. there is almost
no commercial land in this area. From coUnty Road #56 west there
is no commercial land. ¢ounty Road #56has only one small piece.
This piece is on the highway with very very few residences, no
houses directly across from it. It has ample space for a business
of this size. I think it would be the best use for this property.
It could be split into two or three homesites, and then someone
will be riding snowmobiles through it. It would benefit the Town-
ship for a tax base. They really need some commercial land because
there is very little. There is a good chunk of high land that could
be used for this business. Land along l~gth Lane is high. It
would not be facing homes that are there now. There is about ~OO
feet of frontage on l~gth Lane.

Mr. Kempf: I believe there was a minimum of three school bus ac-
cidents at the intersection of l&gth Lane and~7. He doesn't be-
lieve additional truck traffic slowing down at l~gth would relieve
this problem.

Menkveld: We would be fronting on l~gth Lane.
ton.

Tonnage limit is 5

Highway#S7 is coming down hill from the north.

Question: If this is rezoned commercial, how much would it depre-
ciate our places?

John Ewar~: If there were other residences going in it wouldn't.
bother, but I moved here to have peace and quiet.

Dean Ha=re: I bought my home here because there is wildlife and it
is very evident that 'the wildlife looks at the entire area as a
whole. It would be his concern that moving into this area with
trucks and tractors will drive out the wildlife.

This area, we hope, will be a junction from Highway No. 5 to Grow
Township, that is the Y with No. ~? and there is some interest in
rezoning around this Y.
