Accordingly, the developer does not have <br />to have final development plans for this hearing. Consequently, at this <br />meeting :the'Planning and Zoning Commission will be considering the follow- <br />ing: " <br /> <br /> a) Lots"- Define lot boundaries by bearings and distances. <br /> <br />b) Density - This should be resolved at this meeting. It <br />should be noted that we can't-grant a variance to density and <br />further any. changes would require an amendment to both the <br />City Ordinance (PUD) and Comprehensive Plan and with latter <br />requiring Metro Council approval. It is the opinion of the <br />City Staff that the Rum River Hills PUD would be entitled to <br />17 single fandly lots plus he will be entitled to a 10% in- <br />crease in number of lots as per City Ordinance plus an addi- <br />tional lot if White Pines park lands is included in PUD which <br />translates into three additional lots or a total of 20 lots. <br /> <br />c) White Pines Park - It is recommended this be acquired by <br />purchasing of land and inasmuch as this will be a public <br />course the land won't really be lost. <br /> <br />d) Rezonin~ - We have discussed this issue with Mr. Bob Ryan <br />at the Metro Council and they agree with us that inasmuch as <br />we're not increasing RB-2 area but only changing configuration <br />of it, we do not need Metro approval. We.wilt have to make a <br />change to our zoning map by resolution which the~ will receive <br />a copy of. ~ ~. <br /> <br />e) Covenants - We should consider having a covenant on this <br />PUD and consider having the following items in this covenant: <br /> <br />1) Any resident having a dog would require a kennel. <br /> <br />2) No outside storage of vehicles, wood piles, recreation <br />equipment, etc. <br /> <br /> <br />
