I I I I I I I I I I I I I I I I I - 12 - 170.039T SUBSURFACE COI~DITIO~S The subdivider shall cause tests to be made of subsurface conditions to determine the nature and extent of subsurface soil, rock and water. The location and results of said tests shall be made available to the City. 170.039U SIDE~AL~S AND PEDESTRIAN ~AYS All sidewalks and pedestrian waYs required by the City shall be constructed of a four inch (4") concrete placed on a four inch (4") gravel based. Grades shall be approved by the City Engineer. Sidewalks shall be placed in the public right-of-way one foot (1') from the property line and shall be a width designated by the City. 170.039V PUBLIC UTILITIES In dl residential zoned subdivisions, all telephone, electric and gas service lines shall be placed underground within dedicated public ways or recorded easements in such manner as not to conflict with other underground services. All underground installation of service lines within street right-of-~ay~shall be completed in a manner which will not disturb street surfacing. Upon completion of the installation of underground service lines in dedicated public ways, a tracing and two (2) copies of plans and specifications showing the completed installation 8hall be filed with the Zoning Officer. 2. All utility poles, except those providing street lighting, shall be placed in rear lot line easements where feasible. Ail underground utility service lines, including water, drainage and sanitary sewer systems ~hich traverse private property, shall be installed within recorded easements. 170.0310 FINkL PLAT 170.0310A PROCEDURE Prior to the City Council approval of a final plat, the following procedures shall be followed: ~ithin six (6) months following approval of the preliminary plat, unless an extension of time is requested in writing by the subdivider and granted by the City Council, the subdivider shall file six (6) copies of the final plat, together with any necessary supplementary information, with the Zoning Officer. The final plat shall incorporate all changes required by the City Council. If a final plat covering or a portion of the preliminary plat is not filed within six (6) months following approval of the preliminary plat, the approval of the preliminary plat shall be considered void. 2. At the time of filing the final plat with the Zoning Officer, the subdivider shall also provide the Zoning Officer with an abstract of
