Expected tenants are a major drug store, a major <br />variety store, service type offices, a branch of the Anoka County Library, and <br />small shops. <br /> <br />Construction will be of prestressed concrete with a steel roof. All the stores <br />and offices will be accessible from an attractively decorated, enclosed common <br />walkway enabling Centre visitors to move from business to business without <br />leaving the building. <br /> <br />The site is best suited for this type of slab-on grade building, with engi- <br />neering appropriate to the soils, given the already in place commercial busi- <br />nesses immediately across 167th Avenue. In addition, the City of Ransey has <br />planned for this type of development with excellent access from Highway #47, a <br />commercial type street and gutter, and storm sewer already in place. <br /> <br />Within one block of this intersection are located two hardware stores, a pizza <br />shop, barber shop, liquor store, contract post office, a bank office, and a <br />Super Valu doing $4,000,000 sales per year. It is calculated there are nearly <br />10,000 visits per week to this commercial district. The nearest competitive <br />commercial district is six miles away. The Developer indicates there are 6500 <br />people within a 3½ mile radius of the intersection. <br /> <br /> <br />
