TC1 Windows and Doors <br />• Maximize glass openings for all ground level, street front <br />fagades — especially for retail, restaurant and other commercial <br />uses — recommend 50% minimum of total ground level fagade, <br />or demonstrate great design through other means <br />• Provide real window openings for all street facing fagades <br />above ground level — recommend 40% minimum of total <br />fagade <br />• Provide recessed entries wherever possible <br />• Use clear or lightly tinted glass for all windows and doors — <br />mirrored, reflective or highly tinted glazing is not acceptable <br />• Provide primary access doors facing public streets <br />• <br />C1 Materials <br />Provide a diverse <br />mix of materials, <br />applied in a variety <br />of proportions, <br />exposures and <br />detailing within a <br />block, or along a <br />street <br />Encourage durable, <br />high quality materials - local sources if available <br />Siding is not allowed (vinyl, metal, wood) except as a <br />complimentary use <br />Encourage the use of mostly brick or comparable alternative; <br />minimum requirement of 50% of non -glazed wall area <br />Metal and wood components are acceptable as a <br />complimentary use <br />Encourage overhead projections, either as a specific building <br />component or as permanent/temporary canopies <br />Select materials that relate to the building use, not artificially <br />contrived or themed <br />Avoid overly complex or arbitrary use of materials <br />Include smaller scale elements, variety of materials and careful <br />detailing to support street level activities and enhance the <br />pedestrian experience <br />Ramsey Town Center Development Guidelines 17 <br />
