TC2 Windows and Doors <br />• Maximize glass openings for all ground <br />level, street front fagades - especially <br />for retail, restaurant and other <br />commercial uses — recommend 535% <br />minimum of total ground level facade, <br />or demonstrate great design through <br />other means <br />• Provide real window openings for all <br />street facing fagades <br />• Provide recessed entries wherever <br />possible <br />• Use clear or lightly tinted glass for all <br />windows and doors — mirrored, <br />reflective or highly tinted glazing is <br />unacceptable; faux windows are not <br />allowed <br />• Provide primary access doors facing <br />public streets <br />TC2 Materials <br />• Provide a diverse mix of materials, applied in a variety of <br />proportions, exposures and detailing within a block, or alonga <br />street <br />• Encourage durable, high quality materials - local sources if <br />available <br />• Siding is not allowed (vinyl, metal, wood) except as a <br />complimentary use <br />• Encourage the use of mostly brick or comparable alternative; <br />minimum requirement of 50% of non -glazed wall area <br />• Metal and wood components are acceptable as a <br />complimentary use <br />• Accommodate changes in material as follows — return 8 foot <br />minimum at side walls and avoid terminating in the same plane <br />• Encourage overhead projections, either as a specific building <br />component or as permanent/temporary canopies <br />• Avoid overly complex or arbitrary use of materials <br />• Include smaller scale elements, variety of materials and careful <br />detailing to support street level activities and enhance the <br />pedestrian experience <br />Ramsey Town Center Development Guidelines 21 <br />
