TC3 Windows and Doors <br />• Maximize glass openings for all ground level, street front <br />facades — especially for retail, restaurant and other <br />commercial uses — recommend 35% minimum of total <br />ground level facade, or demonstrate great design through <br />other means <br />• Provide real window openings for all street facing facades <br />above ground level — recommend 40% minimum of total <br />facade <br />• Provide recessed entries wherever possible <br />• Use clear glass for all windows and doors — mirrored, <br />reflective or highly tinted glazing is discouraged <br />• Provide primary access doors facing public streets <br />TC3 Materials <br />• Provide a diverse mix of materials, applied in a variety of <br />proportions, exposures and detailing within a block, or along <br />a street <br />• Encourage durable, high quality materials - local sources if <br />available <br />• Siding is not allowed (vinyl, metal, wood) except as a <br />complimentary use <br />• Encourage the use of mostly brick or comparable alternative; <br />minimum requirement of 35% of non -glazed wall area <br />• Encourage overhead projections, either as a specific building <br />component or as permanent/temporary canopies <br />• Avoid overly complex or arbitrary use of materials <br />• Include smaller scale elements, variety of materials and <br />careful detailing to support street level activities and enhance <br />the pedestrian experience <br />Ramsey Town Center Development Guidelines 25 <br />
