Case #8: Request for Site Plan Review; Case of Building Fasteners, Inc. <br /> <br />Community Development Director Frolik stated that Building Fasteners, Inc. is proposing to <br />construct an addition to an existing manufacturing building on the property located at 7100 <br />Sunwood Drive. The applicant is proposing to construct an addition to an existing <br />manufacturing building at the comer of Sunwood Drive and Jaspar Street NW. The property is <br />zoned E-1 Employment (under the new zoning districts, to take effect August 25, 2003). <br />Manufacturing facilities are a permitted use in this district. The site plan is proposing to develop <br />an addition with a 30,757-square-foot footprint that will include 30,757 square feet of <br />manufhcturing space and 2,578 square feet of office space. The lot in question is approximately <br />3.3 acres in size. Lot coverage is restricted to 45%, or approximately 65,644 square feet. The <br />proposed building's footprint (existing and addition) is approximately 62,161 square feet. The <br />proposed site plan meets the required front, rear, and side yard setbacks. The landscaping plan is <br />generally acceptable, but additional trees and shrubs will be required to fully meet City Code <br />requirements. The proposed addition appears to meet architectural standards for finish materials. <br />Additional information on storm water discharge locations is required as to location of discharge <br />and amount. The plan has been revised to eliminate one of the loading docks on the addition; this <br />revision addresses staff concerns about potential semi-trailer truck maneuvering on the site. The <br />Planning Commission and City staff recommended site plan approval contingent upon <br />compliance with City Staff Review Letter dated August t, 2003, revised August 22, 2003. <br /> <br />Motion by Councilmember Pearson, seconded by Councilmember Elvig, to grant approval of the <br />proposed site plan for an addition to an existing manufacturing/office building contingent upon <br />compliance with City staff review letter dated August 1, 2003, revised August 22, 2003. <br /> <br />Motion carried. Voting Yes: Mayor Gamec, and Councilmembers Pearson, Elvig, Cook, Kurak, <br />Strommen, and Zimmerman. Voting No: None. <br /> <br />Case #9: Request for Site Plan Review; Case of Land D Properties, LLC <br /> <br />Community Development Director Frolik stated that L and D Properties, LLC is proposing to <br />construct a 12,533-square-foot manufacturing/office building-generally located on Radium Street <br />NW between McKinley Street NW and 140th Avenue NW. The new manufacturing/office <br />building is located in the E-2 Employment District (under the new zoning districts, to take effect <br />August 25, 2003). Manufacturing/office facilities are a permitted use in this district. The lot in <br />question is approximately 1.3 acres in size. Lot coverage for the proposed project is <br />approximately 22% (restricted to 45% under City Code). The proposed site plan meets the <br />required front, rear, and side yard setbacks. The site plan submittal has been revised to address <br />staff's previous concerns with site drainage, traffic maneuvering, and landscaping. Staff <br />recommended that the developer and City share the cost of constructing a detention pond that <br />will service both the Subject property and the City-owned property to the north.
