Setbacks from Residential <br />Districts: <br /> · Structure setback <br /> · Off-street parking, <br /> driveways and outside <br /> sales and display areas <br /> · Fuel pumps <br /> <br />35 feet <br /> <br />do <br /> <br />e4 <br /> <br />ho <br /> <br />All exterior wall finishes on any building shall be: a) face brick b) <br />stucco; c) glass; d) natural stone; e) specifically designed pre-cast <br />concrete units whose surfaces have been integrally treated with an <br />applied decorative material or texture; f) vinyl, metal, wood'siding or <br />accents g) factory fabricated panel materials if the panel material is to <br />be of those noted in a - f above; andi) other material as may be <br />approved by the Planning and Zoning Commission and Council. <br />Combinations of such materials shall be permitted. <br /> <br />Vehicular access points shall be limited and shall be designed to create <br />minimum conflict through traffic movements. At such time that new <br />construction and expansion of existing uses are initiated practical <br />efforts should be made to eliminate multiple accesses on a single <br />parcel and to share vehicular access points with adjoining properties to <br />minimize the total number of access points within the district. <br /> <br />The entire site shall have a drainage system, which is subject to the <br />approval of the City Engineer. <br /> <br />All signing and information or visual communication devices shall be <br />in compliance with the applicable provisions of the City Code. <br /> <br />All magazining or stacking space for vehicles shall be off-street and <br />shall be constructed to size that will accommodate that number of <br />vehicles which can be serviced during a maximum thirty (30) minute <br />period and shall be subject to the approval of the City Engineer. <br /> <br />Parking or car magazine storage space shall be screened from view of <br />abutting residential districts. <br /> <br />Provisions are made to control and reduce noise. <br /> <br />A concrete curb not less than six (6) inches above grade shall separate <br />the public sidewalk from motor vehicle service areas.. <br /> <br /> <br />
